We will talk about how to create a real investment business – for regular wholesale sales, rental options and land transactions.

We will focus on the three most important business components-marketing, automation, and delegation of authority.

It all comes from my own personal experience, making deals, living in Prague, and traveling in a van, for months on end. This also comes from the countless reviews and podcast interviews I’ve done over the years with many other virtual wholesalers.

Here are some of the things we’ll be working on over the next 8 weeks:

Week 1) we’ll start by developing the lifestyle you want to have.

You don’t need to have a complex business to live a very fulfilling lifestyle. One of my students, Sean, has a great job that he doesn’t want to give up (go figure). He sells wholesale an average of 2-3 deals a month at a market located about 500 miles away, and gets about $ 5,000 – $ 6,000 a month, after all expenses. It’s not a ton of money… but it’s more money than he makes in his current job… and it only works 30 minutes a week! He is able to pay off his debt, save for retirement, and keep the job he loves… and all this despite the fact that he works less than an hour a week!

Maybe you just want to travel around the world for a few months at a time (which I’ve done 3 times in the last 4 years with my family of 6).

Or maybe you want to be independent missionaries, like Josh and Jess Davis, who I just interviewed on my podcast. They support themselves in Africa without having to attract support, actually selling 3-4 deals in bulk per month.

Week 2) automation and systems

This is where we delve into all the important things about systems and automation-with an emphasis on simplicity. You don’t need to be a technical master to run a successful wholesale business. You just need to know the best tools to use, which are #1, simple and #2, simple.

It’s really that simple…

We will look at the best tools and technologies that we use in our business, as well as what many other wholesalers use.

Week 3) creating a virtual team-delegating something that you can’t automate.

Next, it’s important to know that anything you can’t automate, you must delegate. This is very, very important to understand.

Stop asking “how?- and start asking, ” who?- Stop trying to fix your weaknesses-outsource them instead.

This week, we will take a deep dive into how to find the right local investors for a partnership, and how to find good virtual assistants who will take your systems and marketing and systems and implement them.

In fact, many of my best students take the trainings I create and just give them to their virtual assistants to learn and implement on their own.

You don’t need to understand all these systems and steps. Let me train your VA for you, and let your VA create their own routines.

We will also talk about how to find and work with local purchasing managers. This is a really important strategy that every major wholesale trade makes. Let me shorten the learning curve for you.

Week 4 and 5) Marketing-what works best >>> today <<<

This is such an important topic, and that is why we will spend at least two weeks on it.

We don’t do real estate. We are engaged in marketing. And once you understand this,there will be no limit to the number of trades you can make.

What kind of marketing works best today to virtually flip real estate-for traditional wholesale, rental options, and land deals?

We will look at this in detail.

We will look specifically at 1) the Best mailing lists for targeting, 2) the simplest and most effective email to send, and 3) advanced marketing strategies such as telemarketing and hacking MLS by your VA.

And most importantly, all of this will happen in the context of my mantra ” marketing is done for you, in spite of you”

We’ll learn how to train your virtual assistants for $ 2 an hour to do all this marketing for you, regardless of you.

Week 6) How To Quickly And Easily Make Suggestions And Configure All Important Follow-Up Actions On Autopilot.

This is a really important concept to understand… Your success in this investment business is directly proportional to the number of offers you make.

Read it again….

Put another road… your revenue generation rate is directly correlated with your sales rate.

Therefore, if you want to make a lot of transactions and earn a steady income in the real estate sector, you need to take seriously the most important part – the preparation of proposals and follow-up.

You should focus on your activities that generate the most revenue. And that’s exactly what we’re looking at in this module… To make suggestions and to follow them.

And the cool thing is that you can completely outsource this part.

Week 7) deeper dive into your CRM system / database

This is so important – you have to get this part right. In this module, we will take a deep dive into Podio and Freedomsoft in particular. We will leave no stone unturned.

If you don’t have a good CRM to manage your business and all your leads, you will let money fall through the cracks.

Week 8) Land Investment Review

Over the past year, our land investment business has exploded. We are going to show you exactly what we do in our land business.

You will also get an idea of how I automated and outsourced 100% of this business. Apart from maybe one hour-long meeting a week, I don’t do anything…

However, this land-flipping business is responsible for more than $ 50,000 in profits over the past year.
